Transforming a small house to a 4-bedroom home

 

We provided architectural design and structural engineering services for the development of a single-storey rear extension, and new dormer windows to the side elevations to create a four-bedroom dwelling from a small house.

The Challenge

The principal issue was to ensure that the extensions and alterations were in keeping with the character of the existing dwelling and did not have a negative impact on the amenity of adjoining properties.

 

The alterations also needed to be cost-efficient, given the ceiling on prices within the area.

The Solution

The solution was to restrict the ground floor extension to a single storey at the rear.  This involved opening up the whole of the ground floor rear elevation to create a family-friendly, open-plan space.

 

The footprint of the first floor was then maximised through the use of dormers.  Extensive structural calculations needed to be undertaken to ensure that the building was capable of taking these alterations.

The Result

The owners now have an attractive and cost-effective building and have maximised its value.

 

The enhanced house is much more suited to today’s living needs.

 

The whole layout is now more suited to modern living.
