Aparthotel Design and Build near Heathrow

 

Our client commissioned us to provide architectural design and planning consultancy for the demolition of existing buildings and the erection of a new 60-room aparthotel, including retail and commercial accommodation in Harlington High Street.

The Challenge

A residential scheme had been previously prepared by a third party, but did not progress as it failed to fully utilise the development potential of this brownfield site and was not financially viable from the client’s perspective.

 

In addition, the choice of a residential solution would have resulted in the client having to consider affordable provision and there would have been a loss of employment on the site, which is a planning policy consideration.

 

The previous scheme also took a standard design approach to an architecturally challenging environment and failed to address specific site constraints. The site is surrounded by residential properties, so considerations around massing, height and overlooking all had to be taken into account as significant issues in the design the new building for this location.

The Solution

Using our in-house architectural design and planning expertise, we took a more holistic approach to not only consider the design issues, but also to address the need to preserve employment and fully utilise the site in line with policy.

 

The choice of an aparthotel provided the opportunity to retain employment opportunities through the hotel, as well as adding bespoke office space fronting the High Street.

 

The scheme was designed using 3D software with the surrounding buildings fully modelled to demonstrate how the new scheme would have little impact on the existing environment.

The Result

The result is a comprehensive development that will utilise the whole of the site, which was the favoured approach by the planners.

 

Our scheme also ensures retention of employment on the site.

 

We made effective use of a brownfield site with design that enhances and revitalises a drab and featureless back land area and provides a simple contemporary design solution.
